EICR inspections across Kent
Kent has one of the most varied housing stocks in the South East, and an electrical installation condition report has to account for that. A 1960s semi in Ashford, a converted Victorian terrace in Chatham and a chalet on the Sheppey coast present very different problems to an inspecting electrician, and the report each one produces will look different too.
We carry out EICRs across the county for landlords meeting their obligations under the 2020 regulations, for homebuyers who want to know what they are taking on before exchange, and for owners who simply have not had the installation looked at in a decade or more.
The electrician who attends is qualified to inspect and test, and what you get back is the full schedule of circuits and observations. On a converted Medway terrace or a Sheppey chalet that schedule is where the useful information is, not the summary page.
When Kent landlords need an EICR
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 apply across Kent exactly as they do nationally. They came into force for new tenancies on 1 July 2020 and for all existing tenancies on 1 April 2021, and they require the fixed electrical installation to be inspected and tested at intervals of no more than five years.
The deadlines around the report are where most landlords come unstuck. You must give a copy to existing tenants within 28 days of the inspection, to a new tenant before they occupy the property, and to a prospective tenant within 28 days of them asking. If the local authority requests it, you have seven days. Councils can impose a financial penalty of up to £30,000 for a breach.
Five years is a maximum, not a default. If the report specifies an earlier retest date, that date is the one that binds you, and inspectors frequently do shorten the interval on the older installations common across Medway and the Kent coast.

What Kent housing stock means for your inspection
The Medway towns and the older coastal centres carry a great deal of Victorian and Edwardian terraced housing, much of it since divided into flats or let as shared housing. Conversions are where inspections most often turn up serious defects: circuits extended across what are now separate dwellings, a single consumer unit serving more than one tenancy, and borrowed neutrals left behind when a property was split. These are the faults most likely to produce a C2 and an unsatisfactory result.
Coastal Kent adds a problem inland counties do not have. Salt-laden air accelerates corrosion, and in Sheerness, Minster-on-Sea, Margate, Ramsgate, Whitstable, Herne Bay, Folkestone and Deal we routinely find it in external meter boxes, garage and outbuilding supplies, garden lighting and exterior sockets. Enclosures that would still be sound thirty miles inland fail their ingress rating here, and corroded earthing and bonding connections are a common finding.
The chalet, park home and static caravan sites along the Sheppey and Thanet coasts are a category of their own. Supplies are often shared, sub-mains can be long and undersized, and earthing arrangements vary between units on the same site. Anything of this type is worth flagging before we attend, so the right inspector and the right test equipment are sent.
Inland, the Weald and Romney Marsh bring period and timber-framed property, oast house conversions and isolated rural installations. Older rewires here were often run in ways that are difficult to trace without lifting floors, and a number of these properties are listed or sit within conservation areas, which constrains how remedial work can be carried out afterwards.
At the other end of the county, the HS1 commuter belt around Ashford, Ebbsfleet, Gravesend and Dartford has a large and fast-moving rented sector with a good deal of newer stock. Those installations are usually in better condition, but they turn over between tenancies frequently, and the regulations require the report to be in a new tenant's hands before they move in.
Licensing and your local council
Several Kent authorities have operated selective or additional licensing schemes covering parts of their area, with Thanet and Medway the most widely known. Where a property falls inside one, the licence conditions commonly require a satisfactory EICR, and often require it to be produced on demand rather than on request.
These schemes matter to your timetable because they are specific and they move. They run for fixed terms, they are renewed or allowed to lapse, and their boundaries are drawn street by street rather than by town. A property can sit inside a designated area while the next road along does not.
For that reason we do not publish a list here, because any list would be out of date within a year. Confirm the current position for your postcode directly with the district or borough council before you rely on it. If your Kent property fails
An EICR is recorded as unsatisfactory when it contains a C1, a C2 or an FI. A C1 means danger is present and there is a risk of injury requiring immediate action. A C2 means the installation is potentially dangerous. An FI means an area of the installation could not be assessed on the day and needs further investigation.
A C3 is different, and is frequently misunderstood. It means improvement is recommended, it does not make a report unsatisfactory, and it does not oblige you to do anything. A report consisting only of C3 observations is a pass.
Where remedial work is required, the regulations give you 28 days from the inspection, or less if the report specifies a shorter period. We quote separately for remedial work and there is no obligation to have us carry it out; you are free to take the report to your own electrician. If you do instruct us, the written confirmation that the work has been completed is issued in the form the regulations require, which is what you supply to your tenant and to the council.
On older Kent installations the most common causes of an unsatisfactory result are the absence of RCD protection, a rewireable fuseboard still in service, deteriorated rubber or lead-sheathed cabling in properties never fully rewired, and inadequate main protective bonding to the incoming gas and water services.

Booking, access and turnaround
We cover the whole county, including the Isle of Sheppey, Thanet and Romney Marsh. The property does not need to be empty, but the inspecting electrician needs access to the consumer unit, to the meter position, and to every room, so that accessories and accessible connections can be tested.
The supply has to be switched off for part of the testing, so tenants should be told in advance. For a typical two or three bedroom Kent property the inspection usually takes between two and four hours; larger properties, those with outbuildings or annexes, and installations with a high circuit count take longer.
Where a property is tenanted, arranging access and giving proper notice is the single biggest cause of delay we see, and it is worth starting that conversation before you book rather than after.
