Why an EICR Is Important for Home Buyers?
An Electrical Installation Condition Report (EICR) is often associated with landlords and rental properties, but it is equally important for home buyers.
When purchasing a property, most buyers focus on location, structural integrity, and aesthetics. However, one critical aspect that is often overlooked is the electrical safety of the property.
An EICR provides essential information about the condition and safety of the electrical system. Obtaining an EICR before purchasing a property can save buyers from potential hazards, costly repairs, and compliance issues.
Below are the key benefits of obtaining an EICR before purchasing a property.
Key Benefits Of Obtaining an EICR Before Purchasing a Property.
Ensures Electrical Safety: Faulty wiring and outdated electrical installations are among the leading causes of house fires and electric shocks. An EICR identifies potential hazards such as:
- Exposed wiring
- Overloaded Circuits
- Faulty Sockets and Switches
- Detects and Electrical Faults
- Lack of Earthing or Bonding
These issues may not be visible during a standard property viewing but can pose serious risks after moving in.
Helps Avoid Expensive Repairs: Electrical repairs and rewiring can be expensive, sometimes costing thousands of pounds. An EICR helps buyers avoid unexpected costs by identifying:
- Wiring That Needs Replacing
- Consumer Units (Fuse Boards) That Require Upgrading
- Faulty or Non-Compliant Installations
Knowing about these issues in advance allows buyers to budget accordingly or request repairs before completing the purchase.
Provides Leverage in Price Negotiation: If an EICR highlights significant electrical defects, buyers can use this information to:
- Negotiate a Lower Purchase price to account for the cost of repairs
- Request the Seller to Fix Issues Before Completion
- Decide Whether To Proceed With The Purchase or Look For Another Property
This ensures buyers don’t overpay for a home that requires costly electrical work.
Supports Mortgage and Insurance Approval: Many mortgage lenders and home insurance providers require evidence that a property’s electrical system is safe, especially for older homes. Having an EICR readily available can:
- Speed Up Mortgage Approval
- Ensure The Property Qualifies For Home Insurance
- Prevent Lenders From Requiring Additional Inspections
Without an EICR, buyers may face delays or higher insurance premiums due to potential risks.
Offers Peace Of Mind: Buying a home is a significant financial investment. An EICR provides buyers with confidence that the property is electrically safe, preventing unexpected surprises after moving in. It ensures that the home is safe, functional, and meets modern safety standards.
New Build Properties: New-build homes typically come with an Electrical Installation Certificate (EIC), eliminating the need for an immediate EICR. However, it's still advisable to get an EICR after a few years of ownership to ensure ongoing safety
What Happens During an EICR?
During an EICR, the Fuse Board (Consumer Unit), wiring and electrical accessories are inspected and tested for faults or deviations from the Wiring Standards. Throughout the test, the following will be inspected and tested:
- The adequacy of the main earthing and bonding(s).
- Devices for protection against fire and electric shock.
- Any damage or wear and tear that might affect the safety of the property’s inhabitants.
- Identification of any damaged electrical fittings and accessories.
- Identification of any exposed live wires that could cause a fire or injury.

What Does It Means For Landlords?
From April-2021, It’s a legal requirement for landlords to provide copy of EICR to their existing or new tenants.
As a landlord, you’re responsible for the safety of the electrics throughout the property – this includes the installation itself and any electrical appliances you’ve provided. You’ll need to make sure these are safe when a new tenant moves in and maintained for the duration of their tenancy.
But if you don’t, you could face fines of up to £30,000 and your insurance could be invalidated. Banning orders may also be brought for serious or repeated offences.
Do I Need an EICR When Buying or Selling?
EICRs may be required for a variety of purposes including buying, selling or renewal of lease/rental agreement and may have been requested by your solicitors.
Building Surveyors may recommend their clients to obtain an upto date EICR in thier Building Survey or HomeBuyer Report, based on their overall observation of the state of electrical system in a property.
Homeowners are recommended to have it carried out at-lease once every 10 years to ensure electrical safety within their property.

We are delighted with their service. They are very reasonably priced (against some other quotes that we received), the appointment was promptly booked, and the surveyor made the process a breeze. The booking agent was quite humble in his approach and the surveyor was a great guy - we had a lovely discussion around a variety of topics. Highly recommended for your EICR reports!

I received excellent service from Nationwide surveyors especially Alisha and Selina. I had difficulty in liaising with the agent managing our property together with the energy surveyor but both were extremely helpful in organising a suitable time/date for access for the surveyor. I would definitely use their service again and would not hesitate in recommend them to family/friends. The quote they gave was competitive and the was certificate sent promptly once conducted.
